POSITION SUMMARY:
The Home Purchase Advisor (HPA) role is to prepare potential homeowners to make informed decisions in purchasing a home. The HPA uses independent judgment in coaching and guiding customers through the home purchase process to ultimately become a successful homeowner.
ESSENTIAL DUTIES:
● Facilitate the intake of new purchase customers including calculating customer’s income, assessing their ability to purchase a home, preparing an individualized homebuyer action plan for each customer, and providing regular, ongoing coaching and support for each customer until they become buyer ready
● Actively manage a client caseload, ensuring that customers are followed up with on a regular basis, providing motivational coaching and technical advice to keep customers on track, and paying attention to and analyzing what interventions lead to success and what factors contribute to customers exiting a home purchase action plan
● Guide buyer ready customers through the home purchase process by calculating purchasing power while continuing to maintain regular, ongoing coaching and support with the customer to confirm they maintain their Buyer Ready status until they go under contract
● Work closely with other THP teammates and community partners to ensure best practices in service provided to customers
● Use the Salesforce Homekeeper, Inc. database system to track client progress
ADDITIONAL DUTIES:
● Assist as needed with Homebuyer Education or other financial education classes for potential homeowners
● Track and evaluate the effectiveness of engagement/marketing efforts and provide data driven insights.
● Advocate for housing policies in collaboration with decision makers and community members.
● Additional duties as assigned by the Executive Director.
● Responsibilities may evolve as the organization grows. Additional duties may be assigned consistent with the scope and level of this role.
EDUCATION & EXPERIENCE:
● High school diploma or equivalent required; College degree preferred
● Minimum 1 year experience in banking, real estate or financial services
● Knowledge of Taos/northern NM community preferred.
● Bilingual English/Spanish preferred.
LICENSURE & CERTIFICATIONS:
● Must possess a valid US state driver’s license.

PHYSICAL REQUIREMENTS:
● Primarily involves sedentary work performed in an office environment.
● Must be able to perform the essential functions of the position with or without reasonable accommodation

● Frequent use of computers, telephones, and standard office equipment is required to perform daily tasks.
● Must be able to communicate effectively, both verbally and in writing, and to read and interpret documents, data, or reports.
● Ability to move within the office to access files or equipment.
● Must be able to lift up to 10 pounds, on occasion.
● Vision and hearing must be sufficient (with or without correction) to perform essential job functions safely and effectively.
